The Quinte area and Prince Edward County have incredible new build subdivisions with stunning high-quality houses you won’t be able to wait to call home. Our community has seen incredible growth over the last five years, and with that growth comes new housing developments and subdivisions to meet the demand in the area.

If you are shopping for a newer home, there are many neighbourhoods, floor plans, and subdivisions for you to consider. Every subdivision has its perks and every builder has their strengths. These features and amenities are important to keep in mind as you decide on your next home.

Here are three of our favourite new[er] subdivisions and developments in the Quinte area:

Settlers Ridge | Belleville

Located minutes from the 401 and amenities like groceries, gas, and gyms, Settler’s Ridge is one of the most desirable new subdivisions in Belleville. This community sits at the north end of Belleville between the 62 and Sidney, just north of Maitland, and features a variety of housing options which include detached homes, bungalows, two-story homes, townhomes, and semi-detached.  

Several builders and developers have participated in the various phases of these developments which means there are slight stylistic differences you may notice from street to street.

Part of what makes Settler’s Ridge such a desirable community is the attention paid to greenspace and outdoor activity during the planning phase. There is a huge park with an oversized jungle gym, soccer fields, and even walking trails surrounding the various water reservoirs in the neighbourhood. Perfect for staying off of busy streets for dog walks.

Settler’s Ridge is an ongoing development with new phases toward the north end of the subdivision. You can buy a brand new home in this community or opt for quicker possession by purchasing a resale home.

Potters Creek | Belleville

Aptly named being only steps away from Potters Creek Conservation Area, this new subdivision in Belleville’s west end is known for its modern craftsman inspired architectural styles, open concept floorplans, and —. Located less than 10 minutes from CFB Trenton, Potters Creek is convenient for military families posted to the community who are looking for an alternative to living in Trenton.

Potters Creek subdivision features a huge park that separates two portions of the neighbourhood. It is a bit inconvenient to drive around but when the rest of the roads are built in the neighbourhood, it should connect better and is still a beautiful addition to this community.

Homes continue to be built at the north end of the subdivision, however, you can get quicker possession without worrying about builder fees and increasing interest rates by the time of completion by purchasing an existing resale home. This neighbourhood predominantly consists of detached bungalows and single-story townhomes but you’ll find a few streets with two-story models.

Antonia Heights | Frankford

Antonia Heights is located off Huffman Road about 10 minutes north of the 401 and only 20 minutes to CFB Trenton making it exceptionally convenient without the busyness of living in Belleville or Trenton. Frankford is a quiet town on the shores of the Trent River and has incredible local businesses, a small grocery store, and some of the best Chinese and Asian Fusion cuisine you’ll find in the Quinte area at Riverside Restaurant.

The homes in this Hilden subdivision are all bungalows and raised bungalows with open concept floor plans. The base model homes typically feature 2-3 bedrooms on the main floor. Finished basements are common in many of the units however are typically custom to the original buyer, though all models have bathroom rough-ins in the basements.

Some homes in Antonia Heights have incredible views of the Trent-Severn Waterway from the top of a hill. These views are extremely beautiful year-round, but exceptionally stunning in the fall when the leaves start to change colours.
