Taking it easy
After decades of working in a busy industry, our client is looking for somewhere to settle down for retirement in a cozy detached home. They would prefer something that hasn’t been updated fully as they prefer traditional-style homes, but they are very flexible. The most important non-negotiables are two or more bedrooms, ready to live in, clean, smoke-free, and with a workshop space (unfinished basement, double car garage, detached workshop, etc.). The home must be connected to municipal water and sewer lines but the client it open to any Quinte area municipality.
Budget: $550,000

Country Farmhouse
Searching for a hobby farm of more than 10 acres and within approximately one hour of Scarborough. Preferred areas include Grafton, Brighton, Cramhe, Cobourg, Roseneath, and Baltimore. But they will go further for the right home. Our client would love for there to be a Century Home on the property that includes at least 3 bedrooms and 1.5 bathrooms. It is preferable if an outbuilding (garage, barn, workshop) is already on the property.
Budget: $1,050,000

Vacant Farmland
Our client is seeking over 25 acres of rural or agricultural land that can be used for growing vegetables and small-batch cash crops. Preferably land that is already being farmed or has been within the last five years. Land must be located on a serviced road with hydro at the lot line. Our client is open to anywhere from Cobourg to Belleville, and from Prince Edward County to Highway 7.
Budget: $550,000

Farm oasis
Our client is seeking a home on over 25 acres of rural or agricultural land to grow vegetables and small-batch cash crops. Preferably land that is already being farmed or is already cleared. Land must be located on a serviced road with hydro at the lot line. Our client is open to anywhere from Cobourg to Napanee, and from Prince Edward County to Highway 7. It doesn’t have to be pretty, but structurally sound and liveable while they make updates. Bonus if the zoning allows the house to be severed from the land in the future.
Budget: $1,000,000

Two is better than one
Does your 10+ acre property have two detached homes in livable condition on it? Our client is seeking a rural property in Quinte West or Ameliasburg Ward in Prince Edward County with two homes for their large family. Each home must have a minimum of three bedrooms. Bonus features: garage/workshop, farmland for a hobby farm, chicken coop, pool or hot tub, and pastures.
Budget: $1,500,000

Charming Starter Home
Selling your cozy 2+ bedroom home in Trenton? We have a buyer looking for a very small space to call their own. They are a-ok doing cosmetic work to their future property but that has good bones to get them started on their homeownership journey. If you have a small home in need of some work, our client would love to take it on and make it their own.
Budget: $300,000

Contemporary PEC waterfront
Do you have a south-west facing property on the West side of Prince Edward County that has lots of privacy and isn’t on a busy road? Our client is looking for a unique modern contemporary home, somewhere they can build their dream, or an existing home that can be fully renovated to suit their modern tastes. It must be waterfront with south-west exposure on the west side of PEC. Near Sandbanks and Wellington are their preferred locations.
Budget: $2,750,000

Show-stopping Luxury
Our client is searching for the kind of home that makes your jaw drop. You know, the kind of home where you walk in the door and say “wow!” Preferred 3+ bedrooms, two or more acres, and attention to detail in the finishings. Unique features that this client would love but are not deal breakers are a swimming pool, gate access, and a wine cellar. Waterfront appreciated but not necessary. Modern or traditional architectural style. Must have a garage. Our client is very flexible on location and is open to anywhere in Northumberland county, Hastings county south of Highway 7, and Prince Edward County.
Budget: $2,500,000

Quiet Retreat
What sounds better than weekends spent gardening in a big yard with lots of privacy? For our clients, not much. They are seeking a bungalow with 2-5 acres of land within a 20-minute drive of a hospital. They would like lots of privacy from their neighbours, a finished basement, and an attached garage. They would prefer some trees on the property and something that doesn’t need much work, though they are ok doing little cosmetic projects.
Budget: $650,000

Multi-unit opportunity
If you have a multi-family property with six or more units, or a piece of land zoned for developing six or more units, we may have the perfect buyer. Our client has a unique vision, and we are looking for the perfect investment to help them make that happen. The more doors, the better. Our client is very serious and ready to jump on a great opportunity.
Budget: Flexible

New-ish build
If you have a home to sell that is newer than 2015, we may have the perfect buyer for your property. Our client is looking for a new-ish home but doesn’t want to go through the process of building. Something with lots of space, an open concept, and a fenced yard for their dog. They want to be in a subdivision of similar homes (some examples but not limited to Potter’s Creek, Settler’s Ridge, and Orchard Lane Estates) in either Quinte West, Belleville, or Brighton.
Budget: $750,000
